I really like hearing from a landlords perspective. How long ahead of time do you require tenants to give moving out notice? I had thought thirty days notice was normal because that's what my last apartment required, but that was my only other rental and for less than a year.
Also my lease says I am paying rent till May 31 but have to leave by May 25th. This makes no sense to me. I'm planning on leaving around the 15th too 20th so it doesn't really matter to me, it just seems odd.

I'm a landlord, our tenants' lease is up May 1. I ask them in mid February what their plans are for the next year, and give them the lease extension agreement to sign in March or early April.

To rent an apartment, it's best to have 2 months to show it so that you can find tenants ready to move in right after the previous ones move out. It takes a few weeks to get it ready to show (take updated photos, get the realtor listing ready, etc...) So the extra lead time is extremely helpful.

30 days notice, but it needs to be given on or before the 1st. So if I was moving out on May 31st notice should be given on May 1 or in April. Technically I can also charge rent for June if notice is given on May 2. I'd be hard pressed to get it though (and probably
Wouldn't try).
Check with your tenancy branch. If your lease ends May 31 then usually they require you to be out by 1

We haven't rented in 17 yrs, but in several different states we rented. We were only required to give 30 day notice of our moving out. We had the place until the end of the month so we had plenty of time to move and then clean the apt./house. In all those years, none of the places were ever shown until we were out.

I would think if anything went missing from strangers in my home that the landlord would be liable to replace the $$ value.

When we rented our home out, we never had the house shown until the tenants were out.

We're landlords. We require a 30 day notice. I do know some landlords that require a 60 day but either way it should be all clearly established in a lease.

I have never heard of them requiring you be out before the official end of your term. That sounds odd.

We have actually never shown a home while a tenant was still living there although our lease does allow us to. We've always waited until they're out, cleaned up the place then started showing and advertising. Mind you this is not the most efficient way as it obviously leaves more vacancy time between rentals but my dh is a perfectionist in his homes so he wants them to be in tip top rentable condition when showing. So it's what works for us.

Praying for you as you navigate this time. I highly recommend securing a copy of the landlord tenant rights for your state so you at least know what the legalities around all of this are. They vary so much state to state.

In our leases we only require 30 days notice because if someone wants to leave, we want them to leave. We also have a clause that they cannot give notice November-February because of the winters here.

Ime it's the larger complexes that require 60 days.

So they only showed the apartment one time last week which was a bit of a relief. I am almost thinking they have a mock showing just to have an excuse to walk through and see what condition the unit is in. I am praying they do not show it again I the next couple of weeks.
Now a question for you landlords! My lease ends on the 30, it says I have to be out by the 25, i.e. Pay the full month rent but not be here for five days. Now if I pay my rent for May to be fully payed, is there any reason I have to remain the whole month?
I really want to leave by the fifth so I can look at houses for June in person. I would clean all my stuff out of here, clean the apartment etc. But is there something that would make it where I am violating a lease. Would it be neglecting or abandoning the apartment If I left a couple weeks before my lease ends?

You can absolutely leave the apartment at any time before your lease expires. In fact, most landlords love it because they have some time with rent paid that they can get in and do work.

Whoa. That is crazy. I can't imagine trashing a place like that!!!!

Neither could I! The maintence guy made it seem normal with most of the college kids. Like they would rather leave a mess and pay the bill then bother cleaning.

We had full grown grown ups (28 years old!!) leave our place disgusting. The bathroom was gross. The blinds were filthy. They "didn't notice" a giagabtoc water stain on the ceiling.

Everything was dirty. The cupboards had sticky stuff dumped all over them.

They carved their intials in the cedar railing

They left a queen sized bed, two lazy boy chairs, a broken stereo and gigantic metal gate. A weight scale that only weighed stuff in grams and itty bitty baggies 😡 They spray painted the carpet. The NEW carpet. As in four months old.

Even though they had to be out by 1 the didn't leave til 8 pm. At 8 we ummediately changed the locks.

We were moving back in. It took FOUR 10 hour days of 3 of us cleaning.

They also owed us $1000 they didn't pay for January rent, the full $1600 for February, and $700 in unpaid hydro.
