Landlords / folks with rental experience, need help with wording
 
Our lease is up in just over two months, and we do have to give two months notice of intent to vacate. I am intending to vacate, but my roomate may stay and bring on another roommate.

I do plan to submit a formal written notice, but the property manager has also e-mailed us to give us a heads up about the next lease term and I'm not sure...should we send some kind of joint response about me leaving and her staying? How would we phrase that? (We've been living in this home as joint tenants for over three years)

Notice to vacate:

I am leaving at the end of the lease term.

The End.

Let your roommate be in charge of her part. It is so not your problem. Triangulation causes issues.

Check your lease specifics, sometimes one leaving means all and the rest need to go through the process again.

Right. They absolutely might, but let that be somebody else's problem! It won't be a big problem for either the landlord or her roommmate.

Since you're not vacating completely & the lease will be renewed, can they just remove your name from tenant on the new lease?

Yeah, we definitely haven't signed the new lease yet; my roommate has been waiting to see what the rent increase might look like. Most of the time that is how it works: one person moves out, and a new roommate applies for their spot. So the landlord did e-mail us today to inform us about the rent increase and then added "If that’s good with you, I’ll start drafting the renewal." and that's the part I was wondering about responding to.

A lease renewal is a new lease. New paperwork is signed, etc.

Terminate the lease. Period. It's very, very, very important that there is no possible way you could be connected to any future lease that your current roommate signs.
